I am starting a total renovation. Gutted main floor and new construction second floor for added sqft. 

Should this comp as new construction or remodel? New drywall, mechanicals, windows, electrical, roof, siding- essentially new from foundation up. 

Im surprised the county foreclosed, I was under the impression you needed 3 years of unpaid taxes, not 1 year unpaid for 3 years

Does anyone have an approximate cost per sqft to build new construction. I know lumber has come down significantly and have been reading due to a slow down in the market there is over supply coming from the lumber mills. 

My question is specific to Michigan, but will take answers nationwide 

What is the appetite to start a group to invest in building single family homes? I know rates are going up and material costs are high, but demand is strong and appears to be strong for the next few years. If done correctly, profit margin should be 20-30%. These margins can increase if you develop each parcel.
