Hello all. I’m curious to what all my builders in Houston think. The address is 401 Travis St. Baytown, Texas 77520. It’s listed for sale on all the home sites(Trulia, har, Zillow etc) If anyone has time to go take a look at it and based off what you see in the pictures and give me thoughts and what they think something like that could be built for. Hello all. What are the good, bad and ugly about leasing to section 8? I was tossing around a few ideas for a new construction build I will start the end of the year. It will be a smaller home. 2bed/ 2bath roughly 900sqft. Of the multiple paths forward one was to build the home, apply very economical finishing and lease to section 8. The lot was purchased cash and the house will be built cash as well. I figured build the house, rent to section 8, pull out 75% and repeat the process. The guaranteed payments from the housing authority is appealing to me. If I did decide to go this route, are there any pro tips anyone can provide on what I should screen for during the tenants application that is more specific to dealing with housing voucher applicants? Thanks for all the help

Most if not all the trades in Michigan are Union. You’re gonna pay a premium up there for that.

Hello all. I’m in the process of closing on a lot. The purchase price is $27,500. Will be paid in cash. The title company is charging a 5% escrow fee. That seems a bit high? Any help would be great. I always thought the standard was between 1-2% for escrow fee

Good evening everyone. I’ll start by saying I’ve heard doing this is a death sentence for resale but has anyone built a 1 bed 1 bath home and had any luck selling it? I know a lot of the big name builders are building entires neighborhoods of smaller homes. Some are selling them quicker than they can build them while others are sitting on several inventory homes. I know the market for a 1/1 is definitely small but there has to be one. Any and all input would be appreciated

1300sqft 4 bed/2 bath SFH versus 1300sqft 2/1, 2/1 duplex.

assuming same area, both new builds, same finishes etc etc. 

Do they appraise for the same amount? Does one bring more than the other?

How can I get a loan for construction without tax returns, bank statements etc etc. I own the land outright that can be used for the down payment. And the total value after construction will be close to double what the loan amount would be.
