The average temperature in the United States is 50 degrees, but if you are standing in Death Valley or Gnome, Alaska, what you experience may feel very different.
In the handful of MSAs that I monitor, I'm seeing YoY rent changes from (2%) to 8%. But, even within an MSA you can have a similar range of differences.

Its important to look at your metro area, but also at local neighborhoods, as they can differ quite a bit.
For example (all data YoY)
Wisconsin 6.01%
West Allis: 1%
Wauwatosa: 11.9%
Shorewood: 13%
City of Milwaukee: 11%
West Allis stands out, because it has been the HOTTEST market last year, so looks like it's consolidating this year.
The April lunch&learn for the RPA will be about Milwaukee rent growth and increases.
