Hey gang! I am currently evaluating a multi-family investment opportunity in Anaheim, CA

Is there a local commercial broker or property manager who could tell me what the market cap rate is for C class multifamily buildings 10 to 20 units in that area?

Hello Bigger Pockets community.

Trying to get base line number of what the average % yearly operating expense per unit is for a typical class C property, 2-3 BR on a 5 to 20 unit property. I'd really appreciate your help if you'd like to comment on the subject.

I was looking for the commercial B and C commercial property cap rate, specifically in zip codes 92154 and 92173. Thanks again!

Hi all! I found this 34 unit property listed for sale but built in 1907. Instinct tells me that most banks or investors might scuff at the idea of lending toward the purchase of such a property, because of all the potential problems associated with an aging property.

This brings about the following question: What year-built number would a seasoned investor look at as the minimum number they would entertain when shopping for an investment property, so as to maintain a high likely-hood that the bank will lend?  Thanks!

Hello BP gang,

Lately I have been doing plenty of due dilligence on the subject of probate and have taken my first action steps, including scouring the public record files at the court building as well as looking thru the newspaper public notices... I have learned to identify which probate cases have real property attached to them. The part that still troubles me however, is not having access to the specific property information. All I have been able to discern, is the fact that real property exists in the estate but at least in the ones I've looked at, I've found no specific property addresses; only phrases like "all my real estate, I leave to so and so..." So from what I gather, the best way to go about retrieving this info then, is to look up the last known address of the deceased and pull up the tax records for that address to see if I get match? What if there are multiple properties? Would contacting the attorney or executor of the will be the only other alternative? I am hoping there is some way to look up the property addreses in order to do preliminary analysis and get a property profile to establish if the property is something I'd wanna even make an offer on, BEFORE I contact the attorney or executor. I would appreciate any feedback. Thanks!

Thank you Mr. Harmon. I will implement your suggestion and start a new thread for my query. Thank you also for your feed back. Now I will have a better idea on where to look. Do you know when you will next be speaking at the local San Diego RE investors club? I would be very interested in taking notes on anything you have to say on the subject of probate.
