What kind of portfolio rates are you seeing?
What kind of rates are you seeing in your market for investment property purchases?
I'm being quoted 8-8.5% in Iowa. That's for 25% down SFH purchase with an established track record.
Are there better rates nationwide or is that about as good as it gets?
Down in South Georgia, we are quoting about the same. Some very high NW clients with strong reserves are seeing some 7's, but that is very rare.
I am seeing rates in the high 6s and 7s for investment, depending on percentage of down payment and credit score.

Thanks for the replies guys. Just to be clear I'm looking for loans to an LLC. I'm not putting anything in my personal name.
That is what I have been seeing for interest too. Altho default I do is 20 percent down or try to find less.
Green state CU has a one time investment loan at 10 percent down. Sometimes other banks match.
I have heard of people using Hurst Lending with 15 percent down. I have not gone outside local CUs
