Invest now or wait?

Hello everyone,

I was thinking of investing and buying cash flow properties in Austin, Texas and Spring, Texas since these areas have dipped from the peak. What do you guys think is it a good time or should I wait? I understand interest rates will go up and it could cause some more pain to the Texas housing market. Just thinking if I find a good deal should I capitalize or wait since there might be more better deals after the FED hikes and less buyers are on the market because of high interest rates. Please share your thoughts.

@Arnav Mehta - I personally think waiting is always the wrong approach. You should think of real estate like stock, dollar cost average it. Trying to time the market is a "fools errand," everyone tries to do it, no one succeeds. If you run across a good deal, buy it! If you do that year over year, the cycle won't affect your wealth building since you're buying into the overall average. That has been my strategy, I bought 4 properties in 2022 because they were great opportunities.
