Why go with an agent or wholesaler? Thoughts? Pros and cons of each

A good agent will:

- Share information about different cities and neighborhoods.

- Share info about the future tenants you might have.

- Ensure you are protected at all times during the transaction.

- Have solid contractor contacts. 

- Know the regulations of each county. 

- Notice costly repairs on a property. 

A wholesaler will:

- Share a house with you to make a profit.

- Share Wholesaler contracts. Typically they do not have much protection for buyers, a mistake can be costly. 

Do not get me wrong if you have enough experience to handle all the work an agent can do for you, you can deal with a wholesaler on your own. In my experience typically wholesalers are used by investors that own more than 3 properties because they already have experience with all the facts I shared above.
