Thank you for the clarification Don Konipol!  It seems that the primary risk pertains to the "Due on Sale" clause rather than concerns about mortgage fraud.

I agree everything is a risk.  I'm trying to understand how #1 is not mortgage fraud? Seems like a legal risk with no protection to the "Sub to" purchaser and holds no liable responsibilities the  "Sub to" agent.  

I have attended Pace Morby seminars and seems like a profitable risk, but worried the legal consequences would exceed the "sub to" profits and compromise my license.  Any insight or knowledge would be appreciated this way:)

ISO a studio,1 or 2 Bed, 2 Bath Unit to lease in the Scottsdale/Tempe Arizona Markets move in date October 2023. My current lease is ending and having to make cuts to acquire property for BRRRR's. Looking to lease a unit/condo to lease in a gated area, pool and gym for my flight arrivals are mostly late or red eye flights. Any lease availabilties or referrals in the area please send my way. I would love her contact info! I agree it's saturated with investors. For a newbie just getting started like myself, I would not be able to compete (not yet, anyway, lol). My niche would be STR for corporate housing/affordable housing. I'll take a closer look in the recommended areas. Your input is much appreciated, Thank you:)
