Turnkey rentals- Martel / Rent to Retirement
Does anyone have experience dealing with Martel Turnkey or Rent to Retirement? Or other turnkey rental companies? Recommendations? Thanks!
Turnkey Investing is great for someone who is looking to get into passive real estate investing!
My first recommendation for Turnkey Investing is to find out where you would like to invest. There are many great cities across the country that will offer different outcomes!
Memphis is a great city to look into because in recent history and even now it still offers great cash flow and a good amount of appreciation as well!

My advice is to look for an established credited real estate investment company. There are alot of companies out there and they are not all the same. Make sure to do your due diligence researching. The good thing about doing passive real estate with a good company is that you can purchase anywhere without having to worry the small stuff or anything really! Some really good markets to look into is TX, Little Rock, Memphis, Birmingham, OKC, and St. Louis. I would love to connect with you! Good luck!!
I would also make sure to double and triple check the numbers (proformas) you get from the Turnkey companies. A lot of them share numbers (proformas) that do not reflect reality in my opinion and make the returns look better than they actually are. For example, I have seen things as bad a turnkey companies not accounting for maintenance and repairs in their numbers... stuff breaks in rental properties and you need to get it fixed.
I have also personally found that returns you can get from a turnkey company today pale in comparison to what you can get even just on MLS (zillow, etc).
