Looking to buy/rent in Central NJ (Monmouth County/ the shore)

Hello all!
I was wondering if anyone here has experience with rental/invest properties in central NJ (Monmouth County, the shore, etc.). I'm currently looking for my first home to purchase (using the VA loan) and live in, but would like something that would still have great rental value a few years from now when I move.

I’m just looking to pick people’s brains who have investment experience in this area and see which locations are more desirable in terms of rentals. The price point around/in Monmouth County is currently pretty high. My budget is $450,000, just for a frame of reference. But I am not in a rush, so I could purchase at a lower price and rehab. Overall just looking to get a better understanding of the market here and if anyone has some info on areas that they think will be going up in value in the near future due to infrastructure development or whatever it may be.
