Hey all! Was wondering if anyone has handled rental investments in the Joint Base McGuire, Fort Dix, Lakehurst (JB MDL) area. Having previously been in the military in other parts of the country, I think military towns are an amazing and lower risk rental market. And just realized NJ has one of the largest bases in the US. The surrounding towns to the base are Wrightstown, Browns Mills, New Egypt, Cookstown, etc. 

My questions are:

- Has anyone personally handled investments there?

- Does anyone know a good agent in that area who works with investors or knows the rental market well?

You definitely have a great opportunity to use the VA loan to buy your first investment property. Im bullish on rent growth here at the shore everytime Im waiting in traffic to get anywhere around here! Our beach front home rents for $6500-8500/week and we currently have multiple people that are all interested in renting! A very interesting experience and reflection of demand.

I’ve had the most wealth building success by buying dated 5+ Bedroom and 2+ Bathroom single family properties and renting furnished bedrooms to working professionals. The best roommate is a total stranger who has a local, professional job paying $50-70k+ and will agree to your lease and chore sheet. Someone who is choosing your apartment instead of a single apartment, but who could easily get a single apartment if he or she wanted to. Someone who is choosing a financially savvy decision to free up cash to invest or to pay down car or student loans faster, or someone who has a family elsewhere and is trying to funnel money to them by minimizing living expenses where they are.

Thank you for your response Frank! I'll look into ways of using it to my benefit. Maybe a good strategy to start would be by skimming the VA loan forum section on BP.

Hello all!
I was wondering if anyone here has experience with rental/invest properties in central NJ (Monmouth County, the shore, etc.). I'm currently looking for my first home to purchase (using the VA loan) and live in, but would like something that would still have great rental value a few years from now when I move.

I’m just looking to pick people’s brains who have investment experience in this area and see which locations are more desirable in terms of rentals. The price point around/in Monmouth County is currently pretty high. My budget is $450,000, just for a frame of reference. But I am not in a rush, so I could purchase at a lower price and rehab. Overall just looking to get a better understanding of the market here and if anyone has some info on areas that they think will be going up in value in the near future due to infrastructure development or whatever it may be.
