Investing out of Canada?

Hello everyone, I'm a realtor with KW and currently work with some investors from Utah. They've found that their money goes a lot further here in Louisville, KY than it does in Utah. Here you can buy a multifamily unit for as low as $25,000. We also have some flips in the higher price range, that have great margins. What are investors doing in your area with the low inventory? Have you thought about expanding outside of Canada?
