We moved out of Ontario and have listed it for sale, market seems slow right now. We are living in PEI now and while we are still getting the rent paid on time (even early most months) we'd prefer to be closer to our investments. We have a few people that can do a drive by to keep an eye on it but that's about it really.

Hi all!

How many here have investment properties in other provinces? Aside from a rental company caring for them how do you manage? We have owned one of our  rental homes for 10+ yrs and have now moved out of the province (17 hrs away) 

We really like being landlords however would certainly prefer a place closer so we can do any repairs needed and such.  Just trying to get some ideas here.

We've invested in Brockville (now sold) and currently have a small rental in Pembroke (VERY easy area to rent in) we are looking to sell as we've moved out of province and would like to buy closer to where we are.

We are moving out of the province and are selling our 2 investment properties (along with our home farm)

We do 99% of the repairs to save on contractor costs, this also allows us to make sure the job is done correctly as we've had back luck with some hired help.

We've owned this duplex for about 5 yrs, very nice area of a med(22K population) town.

One VERY long term tenant who pays rent lower than the average rent amount (she has a lower rent amount as she came with the building and wants to stay) she pays with a years worth of post dated cheqs and keeps a great eye on our place. She used to own the property and has always loved living there.

Upper tenant is great and we've never had issues with her. Both keep our property nice and clean.

I just need to be able to write this up properly as I'd love to sell the duplex and keep both tenants in. I know we aren't supposed to get emotionally attached to our properties and I'm not worried about the building just my tenants.

Both 1 bdrm/1 bath  units up and down (very easy to rent in this town)

Both tenants pay hydro (2 meters) I pay water/sewer

Parking for both units

Very close to the water and local marina

Heritage are of town with many older large homes

Thoughts??

I did forget to post the finished product didn't I lol? Keep in mind it hasn't been stained yet as we just finished and the snow decided to fly, this will my spring/summer project.

The tenant loves the pot lights on the porch, it actually really makes the house stand out at night. It still needs a dimmer switch installed so she can sit outside and not feel like she's on a stage.

Top picture gives you an idea of the lights and how they look at night, bottom it's complete (no stain yet)

I'm thinking an earthy green, cream/yellow trim with a dark red door. Any other paint/stain ideas?

We have a duplex, each unit is 1 bed/1 bath. Our one senior tenant has been there 20+ yrs and we've never had trouble renting the second unit.

I know this is an old post but I thought I'd chime in.

We own a duplex in Brockville ON and a single family in Pembroke. We like the buy and hold but I wouldn't be against looking at a RTO if a tenant wanted to go that route. we do 99% of the repairs/renos ourselves to help save money and because we know the quality of our work, I know it sounds biased.

Pembroke is a very easy market to rent in and I've only ever had to place 1 add or do it word of mouth, sadly our long term tenants are moving because their family is growing and our isn't.....

I love hearing and reading about fellow Canadian investors and areas they like to invest it.

Post: About to stain a pine floor

Hi all!

Yes we are almost done with this unit and I will post before and after pictures. I ended up sanding the old finish off, staining with oil based, light sand and oil based poly (2 coats)

They turned out nice, I liked the lighter colour hubby and long term tenant like the darker. Either way it changed up the look of the place a bit. They aren't in great shape but it certainly cleaned them up and will have them looking good for years to come.

We are just finishing the front exterior and I'm starting to paint inside with the front needing to be stained after (weather is really co-operating with us so far)

Tenant who is moving in is a long term tenant of ours (24+ yrs at that address) and will be moving to the lower unit with no stairs to climb. She comes down everyday to see what's been done and is very excited about her move.  She helped pick out our paint colours and loves what has been done so far.

As soon as I get all my pics organized i'll post them.

So we are almost done our lower unit reno. I'm going to tackle the floor, I've sanded it down and will be applying a light stain. I refinish furniture and mainly use a sponge to apply the stain. Any tips/tricks to apply the stain to a floor? It’s a small 1 bdrm unit and one of our (very) long term tenants is moving downstairs and we wanted to do the floors for her, she is so excited to move into this unit and comes to see how we are doing when we are working away.

Tomorrow am will be prepping the floor and I should be able to stain shortly after, weather says rain all day so it's perfect inside work time.

Makes no difference to me, we've had hamsters, gerbils and snakes reside with our tenants. We don't charge extra for them but I also make sure to advise them to get renters insurance-just in case (think aquarium leak)
