Hi BP crew,

I would love your recommendations for good property management platforms. I’ve looked at avail, turbo tenant, innago and a few others but it’s hard to compare across them all. This would be used for condos and small multi family units - 15 doors in total. Criteria that I’m hoping for are:

- preferably no cost to landlord for subscription

- rent collection possible (and preferably at no added cost to tenant - some have a 2.5% fee even for direct deposit)

- maintenance requests

- document storage (lease, receipts etc)

In Massachusetts, can a landlord commingle multiple investment property security deposits in one account, as long as that account complied with all MA laws (interest bearing, separate from landlord funds, etc)?

I have 5 investment properties and currently each security deposit is held in a separate interest bearing account. I am wondering if it complies with the law to move all 5 deposits into ONE single account, to be used only for tenant security deposits?

I am looking into the usage of LLCs to house investment property. From others' experience, is it necessary to hold each property in a separate LLC? Or is it more common to create one LLC to own all properties? This is in reference to single unit condos - purchased and held for rentals.

Hi! I am new to BP and looking for some contractor recommendations as my husband and I pursue our first potential multi-family investment. We currently own 2 rental properties in the Boston area, but both were turn-key when we purchased them a few years ago. We are now looking to expand our portfolio with a multi-family, and know that the best investment in our area will likely be a property that requires some work. I would greatly appreciate any advice on general contractors or subcontractors (bathroom, kitchen, painting, floors) that people in this community have used and trusted.
