Automate payment/fees collections
I’ve been managing two units for years and I’m about to add another four.
One thing I hate about being a landlord is reminding my tenants to pay or telling them they are going to get charged a late fee. However, there has got to be an online service that would take care of that as well as automatically charge late fees.
If you use a service like that, let me know what you use and your likes/dislikes.

We use an online property management software, and it is makes everything so much easier! Tenants can set up automatic payments, but even if they don't, the system automatically sends them reminder emails for upcoming, due, and overdue invoices.
