 No - asking how you guys have QBD - Quickbooks Desktop configured. I suppose how they are configured is loosely the same - just QBO has an interface that I could never learn to love....

Looking for Quickbooks experts!

I use QB desktop for my accounting for other businesses and want to set up my STR for tracking Financials. I use Ownerrez. I know O/R does not directly integrate with QBD. Not interested QBO - tried it before; not a fan. Tried Stessa and don't really feel it's granular enough for how I like to do my bookkeeping.

Can anyone share their process/workflow? 

For ABNB - Do you record gross or net rent and track/record taxes paid by ABNB? Similarly for VRBO/Direct bookings, what's your process from gross rent to taxes owed? 

is this in QB, or elsewhere?


Pretty comfortable doing any actual QBD setup, just trying to figure out what level I need to go to.

 Thanks for the input!  I am familiar with Houfy, however our property is not in a destination location and there aren't currently any other listings on houfy in our general area, so I'm not sure how effect it would be in this market.  Definitely something to keep in mind though!

Houfy doesn't advertise, so the fact that your property is not in a destination area doesn't matter, I was the only the only member in The Villages for quite a while, it is just a resource for you to steer previous renters and new guests from social media posts to book direct. It is a way for you to have more control of your own property. For me it is like having my own website that I didn't have to create myself. I have been on Houfy since close to its inception  and have watched how  hard  the admistrators have worked on this with help from input from the members. It has come a long way since I joined them over 2 years ago, it has benefited me and I have enjoyed watching them grow and improve. 

@Lisa Graesser Following this thread - I am wondering how Houfy monetizes from the listings if they don't charge either hosts or guests.  is there a premium service? Very interested in listing

Hi folks - looking for opinions on a current decision I am faced with. Normally this would be a big no for me for a personal residence, but want to think it through some more.

We are in the process of purchasing a new construction 4/5 cabin in Gatlinburg. Good views - not million-dollar but very good.  Modern style farmhouse cabin finished well, will be a higher-end rental.  When I went for a walk-through last week the builder/seller casually mentioned that the road is shared, and there should be a shared agreement with other owners, etc.  That being said no one can locate this shared agreement. I have had the title co. confirm that it's not county/state etc.  They also cannot find anything about a shared agreement.   The latest from the title Co is  "let me see if we can put together a shared ownership agreement".  The problem here is someone has to track down all owners and then get them to agree to a proposed road maintenance/plowing agreement. The road is about 1/4 mile with about 9 lots/cabins.  Not a task that can possibly be done by closing - or maybe even this year. And the road is showing signs of wear and tear. 

The deal is a decent deal, with lots of potential to be a very successful STR. This is our first one, so I really do not want any challenges that I can avoid, as I am sure there will be many more to come as we launch. This was not disclosed in the listing or anytime during the contract process.

What do you all think? Am I overthinking this, or is this a no-go out there.

@Jeff Langley Thanks Jeff - what Water sensors and smart switches do you use?  I have mesh in my home and will probably use it in the rental also just for high-quality throughput.  Where do you have your water sensors placed?
