For the most part I've always done the leg work on screens possible tenant. For the most part I've done pretty well. ( nothings guaranteed)

I find it's time to let someone else do it. So I can free up some of my  time.

I been a property owner for many years if this one was one of mine it would have never gone this far. I would have never made this type of agreement. I have a straightforward lease.

Yes, I agree some people shouldn't be landlords. They learned their lesson and just use the property for their personal storage.

Yes, they made me the property manager.

I gave them notice. I am doing this one for a friend who never has been a landlord. There agreement was fixing the place and make the repairs in Leo of rent, but pay the utilities which he hasn't. Which I'm evicting for non-payment. The owner filed for eviction it was thrown out without prejudice because they didn't give enough time before filing.

    The owner asked me If I would handle it. They asked me to give them there 30 day notice to move. Tring to be nice. This has been a real mess for them.

If it was one of my properties it would have never gotten this far.             

Yes, The deadline is only a couple days away and they have made no effort to even start packing

I have a tenant that I gave them their 30 days' notice to move, and they have no plans on moving. The end of the 30-day notice is soon coming to an end. So, the question is, when I go there on the last day of the 30 days and their still there, can I go the next day to the magistrates and file for eviction or do I have to give them a notice to quit and wait 3 days?

       I have had them move out in the middle of the or had to evict them for breaking the lease.  This one's new to me.
