Rules/customs for q rental in Cleveland
Hi!
I have a rental in Cleveland. I was wondering if it's custom for the landlord to pay for water, sewer and snow plow?
There is only a fridge in the unit. In CA, landlords provide microwave, ove, dish-washer, washing/drying machine and gardening.
Let me know what you think. My rental is not in a nice neighboorhood if it's important.
Usually landlords pay for the water/sewer and tenants take car of their own snow removal in my experience. Of course, there is nothing set in stone, but that seems to be most common.

NOT in SF, Duplex and MF yes. Keep an eye on the water bills. Make sure no running toilets, and leaks. We have been offsetting the water bill with an extra payment each month. We never supply appliances. When they breck, its your prob, when they bring their own, its there prob

Yes, it is true in certain areas of the Cleveland Market.
I had a property in Cleveland (Warrensville Heights) for 4 years and yes, I had to pay for the water/sewer (but not snow plow) and it was in my name, as the utility company billed me directly.
But, I had that expense factored into the rent, so I was reimbursed when the rent was paid.

Exactly...this is very common as well. It used to be the city didn't let you put water/sewer in a tenants name but I know they were considering a change to that policy.
Hey Audrey. it is common for the landlord to pay for water and sewer bills in many areas of Cleveland while snow removal is typically not covered. It's usually the tenant's responsibility unless otherwise specified in the lease.

There is not a " certain" area where the owner pays the bill NOT correct . IF the owner chooses to pay the bill because they are getting a larger rent amount then sure. NO, it's NOT custom to pay on a SF. I NEVER do. YES, the owners pay on Duplex and MF . However, when you buy the property, you figure in the water bill expense in your purchase price .

Again, what are you guys talking about? There is NOT an area that the owner pays the water bills. I have props in ALL burbs and Cleveland, NO I do not pay water on any of the SF. Come on guys.
Once you get above a SF, the properties aren't usually submetered for water. Some people bill back the water/sewer (say on an SF when you know the exact amount), some include it in the rent, some charge a fixed amount per month. There is no standard. The market will pay a certain amount for a unit (and their water), whether that is lower with the water added on or higher with water included.

Water and sewer are common for landlord to pay. Snow plow only common on apartment buildings. If it's a house or duplex the tenants can do their own snow.
Yes water and sewer are commonly paid by the owner, but you can always charge the tenants a $75-$100 water surcharge fee every month to help offset some of those costs.
