New tenant wants to break lease please help

Hello,

tenant moved into the property in Sept 2022.

Now wants to break lease because she got approved for housing assistance and has 3 kids and is a single mother. Says she has been on the  waiting list for 5 yrs and does not want to lose this opportunity

I told her we could talk with housing and her staying at the property because I do have other housing tenants but she's saying that this is not an option that she has to live on their premises she cannot live in a house outside of that premise .

I then proceeded to advise her that I do have a clause in the lease where she can buy out and break the lease by paying the two months buyout claws fee and she's not willing to do this but she wants me to work with her and to please help her because she's a single mother she was mentioning that she might have another family member that would be interested in the property in that I could see if I would approve them and they can move in and let her move out but at the same time I feel like that's not fair because then I have to go and do all this paperwork again when she just moved in a few months ago and drop new leases etc etc I'm looking for advice if anybody's been in the situation how would you handle it what do you think I should do thank you so much

I would let her go and start the advertising/leasing process again. You are not going to get money (for lease termination fees) from someone on housing assistance. Also, do not let a family member move in. It sounds like this is a C-class property; this is what happens with C-class tenants.
