Need Manager for Short Term Rental in Murfreesboro, TN

We're shopping for a second property in Murfreesboro, TN for personal use / air bnb-vrbo when not it use.  None of my contacts there have a grasp on the short term rental market.  I need a manager in the area that has some insight on where to by, vacancy rates etc.  Currently living in FL.

I always thought the same thing. Still do to a degree. I just have started my first STR/MTR here, but I know multiple people here that do fantastic with the STR in Murfreesboro. Houses, apartments, townhouses. All of them have said 75%+ occupancy.
But between MTSU, weddings, sporting events (multiple youth soccer tournaments is what I know the best, but I know basketball and baseball also have pretty big tournaments here), corporate rentals, etc,  I could see it

This is fascinating to me. I would love to hear the progress on that. I mean, you could throw a dart at a map and hit a city that has a college, weddings, and sporting events. I just never thought about it. We may need to chat about this sometime! Thanks for sharing!
