We're shopping for a second property in Murfreesboro, TN for personal use / air bnb-vrbo when not it use.  None of my contacts there have a grasp on the short term rental market.  I need a manager in the area that has some insight on where to by, vacancy rates etc.  Currently living in FL.

On its face with what information im seeing, it looks like its 2 separate transactions seeing as theres two separate sellers so dont know that a lender is going to be ok with getting a single appraisal/inspection for both sides even though its one building.  I feel like it will have to be handled separately unless the lender is willing to lend to you purchasing both at the same time maybe?  Either way I'm interested as to how this turns out.

One of my biggest challenges is overcoming my naturally pessimistic nature.  Can anyone recommend a book thats helped them have a more positive outlook, changed their mindset, or helped them be more positive in their day-to-day.  Does anyone else struggle with this or has dealt with this obstacle before?

@Arman Jay Tigran I did this and highly recommend it. Make sure it’ll cash flow once you’re no longer living there. If the margin is super thin, I might try to put more down if you can or walk away. My duplex we live in BARELY cashflows without us in it bc the taxes in our court went up.

@Matt Fore I like duplexes, my plan initially was to just keep buying those until I had 10 or so, maybe at the pace of 1 per year until im 40.  Then work aggressively to pay them off by the time I'm 55 and give myself the option to retire if i wanted to.  Do you like only multi family buy and holds or do you have a few single family homes as well?  Im trying to decide if 2 single family homes is the same as 1 duplex in terms of vacancies and expenses.  I still figure its best to have one loan and 2 doors rather than one loan and one door.

@Teri Feeney Styersyea good point. The Refi option occurred to me too, and I kind of get the basics of the BRRRR strategy (im sure theres a ton of forums on it), but I still need to learn the finer points of it. Mainly what it actually means to refinance a loan, for instance I just learned you can only take out up to 70-80% of the ARV.
