I have successfully managed to get two rental properties under management! (No pun intended šŸ˜ƒ) So, my focus now has become on growing this into a full-time business. Can anyone give me some tips on how to locate frustrated owners/landlords and how to convert them?

I'm in Massachusetts, specifically the greater Boston area around Framingham, Worcester, Ashland, Hopkinton, Marlborough, Milford, Uxbridge, and Douglas

@Matthew Bowling do you have your real estate broker's license?

Appears you just have a real estate license. 

Are you running your PMC business through your broker? Do they know about your PMC biz so they can adjust their E&O insurance?

If you're going to start a PMC biz, you should join www.NARPM.com and figure out how to do it legally.
