Best Online Rental Payment Options in 2022

I am looking for a low or no cost way for my tenants to pay online. I heard great things about Cozy in the past, but now that they have been acquired by apartments.com, I am less inclined to use this method for reasons that I will not go into here. What are you guys using for online payments and how do you like the service? Apologies if this topic has been posted recently. Everything I could bring up in my search was a little older.

Hi Bruce,  I have made a couple of posts on what I use to self-manage my portfolio.  Please check them out. 

I use TurboTenant to list and collect my rents.

I’m using Innago and am happy with it. Payment collection is straight forward. No charge to me (though I could cover the fee if I choose to) but a $2 per payment fee to the tenant.

They also have lease templates which is pretty good for renewals and other options which intrigue me as I grow and scale my business.

Their customer service has been pretty great too. I haven’t taken advantage yet but they were willing to get on a call with a tenant that was having trouble with the website.

    Avail has been great for me.  They have a free subscription option but realistically, to use all the site's functionality, it's $5/mo per property, which is very reasonable and includes unlimited electronic payments.  Easy to use property advertising, customizable lease templates, customer service is fantastic, responsive and you get to talk to actual humans (super polite and well informed). 

    Cons?  They don't have an app but I still login to their site from my phone, it's just not mobile-optimized.  They also don't offer accounting or vendor payment options.  I use Quicken for accounting, so what Avail offers works fine for my needs.

    Other than that, it covers all the bases for a landlord with a small portfolio.

    Hey Bryce!

    We use Tenant Cloud. 

    You have the option of paying for upgrades but you can still have tenants pay online for free. They can also submit maintenance requests on there as well. It's been great so far!

    We use Turbo Tenant. It has many great feature such as online lease signatures and split payment for multiple renters in a single unit. I've used Apartments.com and Zillow rental manager but had nothing but issues.

    I'm with @Michael Radney on using Avail. I'm currently self-managing one property, in talks for a second, and will use Avail for that one as well. I pay the "premium" of $5/mo. which gives fee-free ACH payments for my tenants. One of the biggest pros is that they provide simple leases. They are digitally signed so it helps keep your records. Listing also surprised me. It is free across about six sites so you create it on Avail and it posts to all of their affiliates. There is a $60(?) application fee that will do a credit, criminal, and eviction report, which is great as well. You choose who pays that fee. Since starting the first year's lease, my tenants chose to pay via Zelle instead, at their request. I manually enter in the payment through the Avail website. It sends tenants and owners emails when the payment is almost due (2 days or so), due today, and past due without me having to do it. They have an online trouble ticketing system for when something goes wrong so you can have issues documented to protect both parties. I have a pretty good relationship with my tenant so when something happens, they can schedule someone to fix a clog or whatever, and I have the repair person send me a bill. I have people for certain things such as HVAC and serious plumbing issues, but they have found a great handyman that I would definitely use again. I don't bother documenting these events through the app, but if I had a problem tenant, I definitely would.

    I'm looking for the Avail app. All that's coming up is a health and fitness app. Is there something I'm missing?

    How is the experience been with Turbo Tenant? How long does it take to collect rent? Are you using their lease agreement or uploading your own lease.
