Possible tenant issue with STR property management

New investor here. I just listed my property for the first time as a short term rental for travel nurses. The possible tenant came to check out the property and we agreed on the terms but I wanted him to fill out a quick application through my property management software (Avail). He seemed ok with at, but after I sent the link to him he said he refuses to use that software to secure housing. I'm wondering if anyone has ran into this? Especially with this being a short term rental. Any advice or insight would be appreciated!

Thanks,

James

Probably looking for a mom and pop handshake deal that doesn’t do any background checks or have the right language to hold them responsible for rent or damages. What businesses do you deal with that have contracts that are optional for you to use? You want cable tv, sign this, you want insurance, sign this, you want to buy airplane tickets, sign this.  Just Move on. Consider it a bullet dodged not an opportunity lost.
