I have a turnkey property in Memphis and the management company, which is large, does not respond to emails, phone calls or voicemail. It was so bad that I decided to change management companies. In the meantime, they have a few thousand dollars of mine that they have not released nearly 3 months after I left AND, this property that I purchased from them last summer has issues that should be covered under warranty and now I am facing another $1k out of pocket to fix these issues. I have emailed everyone I can think of up to the owners of the company with no response. I have tried to be polite, especially with all that is going on but I am angry now. Any advice on how to proceed?

first there is not enough money involved here to really go spend money on an attorney. Maybe a Sabour rattler letter but that would be all.
What I would personally do is find out if PM's in that state need to be licensed by the Department of real estate in TN. I suspect they do.
and I would then write them and tell them your filing a complaint. Your money is to be held in trust account messing up trust accounts you lose your license and your entire ability to work.. nothing more frightening to a PM with bad books is to have the DRE send in someone to audit their trust account.
This is free to you and far better than anything anyone else has mentioned I believe.. Now if a license is not required then small claims and if you must I guess and attorney but your going to spend what your fighting over in attorneys fee's so you may get your 3k back but you will spend 2 to 5k getting it. :)
