Hey everyone,

I'm creating a list of small multifamily properties in Chambersburg, PA by driving for dollars. I'm sending letters to the owners asking to buy their properties.

Once they reach out to me and we begin talking, would you recommend a real estate agent to be part of the transaction? What value would the agent provide at that point?

Thank you very much

That would depend upon your level of confidence to analyze, negotiate, and coordinate the transaction. I find with many off market deals, sellers really appreciate the personal experience of good faith arrangements backed up by contracts, without the intermediary agent doing your bidding. This will not always be the case, but it's a great feeling when the relationship you've built with a seller is the basis for flow of the transaction.
