I got the call in mid April, contracted beginning of May, closed by the end of May. The portfolio was performing with all the tenants but one paying rent, which alleviated risk.

Single-family residence fix & flip investment in Charleston.

Purchase price: $800,000
Cash invested: $28,000
Sale price: $1,010,000

Portfolio of eight tenant occupied single family homes in Charleston, South Carolina. We purchased the portfolio with hard money, 2 points 12 percent interest only payments. With expensive debt service and tenants occupying the houses, we chose to quickly break up and offload the portfolio. Our holding period will end June 21, netting us close to $200,000. Everything was carried out off-market, collectively saving us over $50,0000 in commissions on both ends.

Beginner Wholesalers ~ In the beginning, wholesalers are hustling to create appointments and mutually beneficial solutions for potential sellers; they need to know they can count on a strong, reliable buyer so their deal doesn't fall apart before closing. Network and become their go-to investor who can put a second set of eyes on the deal, help them negotiate, and provide a seamless disposition option for them.

That would depend upon your level of confidence to analyze, negotiate, and coordinate the transaction. I find with many off market deals, sellers really appreciate the personal experience of good faith arrangements backed up by contracts, without the intermediary agent doing your bidding. This will not always be the case, but it's a great feeling when the relationship you've built with a seller is the basis for flow of the transaction.
