Just saw a thread about door hangers and thought we might try this, it might be a good thread for the archives here on BP.

Doesn't matter if you are new to investing or an oldie, what is your most successful method to market your properties? If you have/had a property to sell, what do you turn to first?

Just list your favorite way to find your buyers.

Need to include what you do, wholesale, rehab flips, etc.

And, what may make a big difference for other to evaluate, what is your market are or farm area? The population or approximate city/town size?

The size of your area makes a difference, Chicago is not Little Rock.

By all means, add anything else you like...... :)

We generally sell rehabbed properties to first-time investors. Everything is sold right off the MLS, and the only marketing we do is direct to local buyer's agents who we have worked with in the past.

Our average DOM is 17 days, with about half our properties going to agents we know (and market to) and about half going to buyers/agents who just find the property on the MLS.

I guess what I'm saying is that it's not rocket science -- have a great product at a great price and it will sell quickly off the MLS, though it doesn't hurt to build relationships and market directly to past agents you've worked with.
