Im fairly new to wholesaling and was wondering what the best way to get your first deal?

Meetings will get you nowhere really fast.

Forget meetings man. It truly is a waste of time. The one thing meetings is good for is dabbling into the illusion you are taking action and feeling satisfied and accomplished after the meeting, until you do that for months and months and you realize you have gotten nowhere.

If you want to really make a deal happen , you do this.

I call it the Forced Traffic & Conversion Strategy (FT&C).

  1. Save up a bit of money 2K?
  2. Get a website. Make it credible
  3. Design a few landing pages
  4. Work on SEO. Do it yourself or hire someone. I will assume you paid 1K to hire someone. (faster results)
  5. While SEO is being worked on, drive traffic to your site/landing pages using  the weapon of your choice (FB ads/PPC/DMM...) spend 1K on marketing.

    Make one deal. Just one. Wholesale it, make 10K. Sure it could be luck, you could have done things better, you didn't know.. you are new. But who cares you made money.
  6. Take that 2K out of the 10K, but it back into your pocket. You broke even.
  7. Note everything that happened, what went wrong, what you could have done better etc. etc.
  8. Do it again. You now have 8K left. This time put $2K in marketing, and spend an other 1K to further your SEO efforts. Put that remaining 5K in your pocket as profit.
  9. Now you make 2 deals, because you eliminated all the bottlenecks, and you tweaked the method as you learned from the first time. So now you make more deals with a better method and more marketing budget.
  10. Wholesale them and now you have 20K.  Making 1 deal is luck. But making 2 deals following the exact same method.. is a SYSTEM. Now you have a blueprint you know that works. Now YOU are not making money anymore... your MONEY is making you money. The system is self sustaining. You get free money.
  11. You repeat the system once more, but you again double your marketing budget. You make 5, 6 deals. 
  12. Now you stop. Now you use that money to hire people. Receptionist, acquisitions manager, Once you have a humble yet solid team, now you put 20K in marketing. 
  13. Now you went from beginner to running a solid high performing company in about 4 months.
  14. All the while you CONTINUE working your SEO.

By the time these 4 months are up, your site should be ranking #1 on Google.

These are all organic super highly motivated seller leads that pretty much beg you to buy their house. 

Now you can either keep paying for traffic, or you can just quit all paid marketing and let all the leads come in for free with a SICK ROI.
