Purchase 4 units in Dayton Ohio. Just did inspection. We hv some major issues.

Units is for 145k all occupies.Price at 148k we offered 145k. Want to offer 140k to fix issues.

Observed the front porch patio is sloping towards the house. This could be allowing moisture to drain against the foundation. 

As well as trip hazard.

Observed the bathroom shower in Unit #4 is plumbed backwards. The correct way for the plumbing is for the hot to be on the left side and the cold is on the right side. This shower has the hot is on the right and the cold is on the left. For safety reasons this should be plumbed correctly so as not scold someone’s hands accidently. 

Short on the main electric panel.

this issue.

Furnace for unit #3 was not operating properly at the time of the inspection. It appears to be “Short Cycling”, this is a major. As well as the fact thatMajor flame distortion was observed. When the unit turns on flames shot out of the Heat exchanger .

Need advice should l move forward .

Rents are 550 each tenants hv 1 yr lease paying on time.

Also it’s in a B Area

I would walk away. $145k is too expensive for the rents received. I would aim for a $100k to $110k purchase price. Also request that the seller fix all the noted issues.
