Hi 

Guys I'm trying to do some virtual wholesaling and looking for ways to hire "Boots on the Ground". My lack of knowledge made me come back to the Holly RE Land (AKA Bigger Pockets  )  and humbly ask for help!

Please fell free to add to my questions. 

Who is you potential "Boots on the ground candidate?

Do you hire him with a written agreement?

How much you usually pay? 

And what about trust issues? Can boots on the ground speak directly with the owner and outbid you or take your deal?

Hi

Dear Bigger Pockets community  i started a Direct Mail Marketing campaign a month ago in North Miami, FL. 

I've achieved some poor result (0.3  % response rate ) and now I'm trying to figure out what is the cause?

 Poor market, bad mailing piece or Address list? 

1. The market of south Florida is a HOT one right now, Ok i got that!,  but after sending 1200 cards in 2 campaigns i got only 5 calls (COLD LEADS )??? NOT even one angry person! 

2. The mailing piece is one of GO BIG printing Cards, with some twists of course. The card pretty much says:  call me if you want to hear my offer for your house,  i pay all the costs if we do the deal. 

3. Address list source: Listability. The old and good High equity, absentee owner list. 

What would you guys do in order to get a better return on investment? I will be honored to get some advice here, so UNLEASH the BP brain power!!!
