I'll pick one to leave some for others to comment.

Expired listings - you will need to have a realtor willing to give these to you, since AFAIK they are only visible from the realtor side of the MLS. The challenge you'll face is: how will the realtor get paid on any expired that you buy, since the listing agreement is no longer in effect?
