New investor/How to find partners?

I was wondering if anyone could give me insight on how to go about finding partners? I am new to flipping and any kind of real estate investing. I come across potential good flip properties all the time in my area as I also am a real estate agent. 

What is the best way to partner with someone on a flip and how do I post on here to see if anyone is interested? I don't think I can secure a mortgage loan, but have a little money put down. This is the main reason I need to partner. Any suggestions would be appreciated. Thanks
