@JD Martin. I like this topic but reading down a lot of the agents/contributors fall or claim to fall within the top performer category. So feedback from the "rest" of the agent population appears to be light. Wish we had a more wholistic perspective.

@Nettles Mason Thanks Nettles.  Is your program fetching data files from the site or is it an automated script that performs the human functions of clicking on the website interface to pull out the data?

@Nettles Mason  Thanks for the tip in accessing tarrant county clerk's website.  Have you found a good way to access their raw data in a file format i.e., text, csv?  I see that they have an interactive search component to their site but that could take quite a bit of time and effort to pull data for all of the properties.

@Nettles Mason Thanks.  Yeah I checked into a company, Exact Data, that was offering an append service to my property data.  However, with their relatively high fees and a guarantee of only 20% accuracy for append services, I passed.

You can find a lot of public property data at the local appraisal sites.  I've heard from several in this string that they get lists based upon "tax delinquency" - However, I haven't been able to find this data point at any of the appraisal sites.  Is this typically public information?

Hi, I'm curious how are you obtaining the sellers' contact information (i.e., phone, email) of the properties you are targeting?  Public data sources or paid lists?  Or are most going the direct mail route?

Hi Michael, are you starting with the county appraisal districts sites?  Those typically have the most comprehensive public data.  However, it's often a lot to sift through.  I typically target absentee owners, out of state owners, owner with names like "Estate", "Trust" and also look for owners who have owned the property for greater than 5 years (implied equity).  Hope this helps.

Hi Dave, I would suggest anything that lends itself to vacant properties and/or motivated sellers.  Typically absentee owners fit that criteria.  But you may want to add a layer i.e., out of state, absentee owners and/or estimated equity in a property for example length of time the person has owned the property.  Also, search for key words like "Estate" or "Trust" in the Owner Name field.  All things I would consider when searching for off market inventory.  Once you've isolated property targets repetition, repetition, repetition for your marketing.
