Direct Mail Marketing

Help!! Im new at this and trying to get started.

I just set up my direct mail campaign and i have been receiving calls.  When the customer calls back to tell you they are not interested in selling at this time do you take them off the mailing list or do you leave them on there and continue to mail to them repeatedly?

When speaking to the customer and you make an offer that does not work (no deal) do you take them off the list?

I guess im trying to figure out what i should do when i speak to the customers and we dont have a deal, they not ready to sell at the time, they have renters in the property and dont want to sell etc?  Do you take them off your mailing list and create a call back list then do a follow up or no?

Other people are correct in that you are looking for motivated sellers but what they aren't telling you is that just because the lead isn't good now, doesn't mean it won't be a good lead in the future.

Recommendation that will save you $$$ and yield results: Take the address temporarily off your mailing list and put it on a differed mailing list. You can wait at least 3 months and mail a batch to those or calling them back at this time.

Why? A lot of marketing is about keeping a strong impression for your potential seller and being a professional. It would be a shame when they are actually motivated to sell that they go with your competitor.

It also depends on your list quality - if you are doing EDDM then you should wait even longer as some sellers might've recently bought their property and you should wait a few years before mailing to them. I'm assuming you're mailing to high equity, absentee when I said wait 3 months before mailing calling.

Protip: One of the biggest failures for people is the lack of good follow-up or lack of CRM.

Just because a deal isn't a deal now, doesn't mean the relationship you established is not important. This is a relationship business after all :)
