How to get financing

Hi,

Background: I'm a Canadian and my wife is American living in Canada since a young child. It's very difficult for me to get American financing as I'm not a citizen and don't have a SSN or EIN. I've bought US rentals with cash so far but I would like to use less of my money. 

Question: What would be the best way for my wife to get US financing? I've opened a US bank account but that's as far as I've gone. Should she apply for a EIN? Get credit? 

Thanks for any advise.
