I've read that LLC's are not a good choice if you're a Canadian. I don't believe they are recognized in our treaty.

I've been told an LP is the way to go

 Yes.

I found a lender that would do 40% (RBC) which is the path I will go if all else fails but I'm always looking to improve my situation.

Hi,

Background: I'm a Canadian and my wife is American living in Canada since a young child. It's very difficult for me to get American financing as I'm not a citizen and don't have a SSN or EIN. I've bought US rentals with cash so far but I would like to use less of my money. 

Question: What would be the best way for my wife to get US financing? I've opened a US bank account but that's as far as I've gone. Should she apply for a EIN? Get credit?

Hello BP,

I live in Vancouver Canada.

I'm looking to buy US turn key properties for long term rent. I have browsed the boards and it is almost too much information!

I'm looking to relationships with people who have done this, where I can draw on their knowledge and team. 

I plan on doing this for a long time so it would be mutually beneficial to any property management team. 

I have not decided where to invest yet so I am open to ideas. 

If anyone has any good books or ideas on where to start, I would love to hear it :)
