Commercial use of photographs for websites and mailers

Hi All,

I am working on marketing to get leads for residential real estate flips.  I had a few question about marketing materials and legality of the use of photos. I understand all the usual caveats that this is not legal advice and to seek out an attorney but I was wondering if anyone had any thoughts on these:

1.  If I take photographs of a house I am renovating, have completed the renovation and now sold the house already, can I post on my website those pictures even though I do not own it anymore (i.e. before an after, etc.? Can I use those pictures on mailer, flyers or any other marketing material?

2.  Where do you all get your stock photos for marketing and websites from?  The license agreements are very confusing; which ones do you pick so you can put them on mailers, websites, etc.?

I greatly appreciate any help or ideas you provide.  Thank you again!!!
