Hi All,

I am working on marketing to get leads for residential real estate flips.  I had a few question about marketing materials and legality of the use of photos. I understand all the usual caveats that this is not legal advice and to seek out an attorney but I was wondering if anyone had any thoughts on these:

1.  If I take photographs of a house I am renovating, have completed the renovation and now sold the house already, can I post on my website those pictures even though I do not own it anymore (i.e. before an after, etc.? Can I use those pictures on mailer, flyers or any other marketing material?

2.  Where do you all get your stock photos for marketing and websites from?  The license agreements are very confusing; which ones do you pick so you can put them on mailers, websites, etc.?

I greatly appreciate any help or ideas you provide.  Thank you again!!!

The lack of curb appeal is doom.  In my experience when selling someone on a house no matter what it looks like inside if they are not happy pulling up to it everyday then they are not going to buy (and likely borrow a significant amount of money to buy).  They need to be excited to pull up to it and show it off to their family and friends.

I would pull the listing and start over.  Prior to re-launch I would: sod, plant a couple of trees from Home Depot (very much needed to breakup the monotony of the picture), buy some bricks and dirt from home depot and put a little green plant garden in front of the part that juts out on the right side of the picture, get a couple of flower pots from home depot with flowers for both side of the front door to add some color.  Everything but the sod part is pretty cheap and done for probably $500 or much less and would just take a few hours to do and add a lot of life and color.  I had a flip similar to this and without doing these things the place looks like a manufactured home.

I have done a few flips of single family detached in the Denver metro area.  I don't want to buy deals from wholesalers. I want to find my own deals and buy direct from the seller.  I would love any help I can get or direction to great threads about this subject. My questions below are regarding using mailers - thanks in advance for your help!

My questions about mail campaigns:

1. What companies are you using and having success with?  

2. What type of mailers are you sending and how much does it cost?

3. How often are you sending them?

4. What is the response rate and actual deal rate you've had?

5. Who are you mailing to?

6. Any advice would be very much welcome.
