Listsource Mailing list

Hello BP community. I am working on building a direct mailing list on Listsource for my first round of direct mailings. I am looking to build a list of sellers that have at least 50% equity in their properties but I am unsure on the options to check off in the criteria list. Any advice on building a list on listsource would  be beneficial and greatly appreciated.

@Maurice Ford I'd include 55 or 65 plus years of age to the filter if doing home owners.. You'll find a lot of people that are looking to down size and they typically have tons of equity because they've lived at the property forever. You might also want to add a last sale date filter. You don't want to include people who bough the property 6 months ago because no one wants to sell too soon and it will probably include investors as well. Last sale date should be at least 2012 but it varies by market. In some neighborhoods, people tend to move out every 4-5 years. It just depends on your market. 

Keep in mind, every market is different. I had a 2 % response rate in Chicago with a 2,000 mail campaign targeting home owners with equity and absentee owners. These are probably one of the most competitive lists out there. I just moved to the Dallas area and while I just started the mail campaign here, I can tell the response rate will be much lower. Try building a list where no one else is looking. For example, evictions, building violations etc. While this info might be available online, it takes time for these sites to upload this info. 

I also suggest you test your market first. Don't start with a massive amount of letters if you don't know what kind of response rate you'll get. It might be a good idea to network with other investors in your area and ask them about their DMM campaigns.
