@Gerald Harris Ok this answers the question for me. I appreciate the response. So what would you recommend in the event that a seller is adamant on using their own attorney?

@Jacob Rhein I appreciate the response. The question I am getting at is that I am not the end buyer so once I purchase the property from the seller I will be turning around to sell it or I will do an assignment on the contract instead of a double closing. Could this deal still be done using the seller's closing attorney or is it wiser as a wholesaler to use my own closing attorney for the deal?

I am a wholesaler and was looking for some insight. My contract states that I choose the closing attorney and I have a seller who wishes to use their closing attorney. If I am to turn around and sell their property to an end buyer, is it possible to use their closing attorney for this? Or is it recommended to use my own closing attorney?

Hello Atlanta BP community. I am placing some properties under contract. I want to know what you buy and hold investors require numbers wise when deciding if you want to buy a wholesale property. What is the most you would take on repair estimate? Do you require rent to be about 1.5% of total purchase price? What kind of annual Cash on Cash return are you looking for? Please give me insight so I can provide great deals to you. These are currently located in Clayton County, GA

I agree Kevin that from an investor standpoint that most would be hesitant to invest with someone who doesn't know what they are doing. However, I am not coming in with no knowledge of how to complete an apartment building deal. @Michael Blank seems to have a great understanding of how to syndicate an apartment building deal with no experience or using your own capital. I appreciate your insight though!

Ok thanks for all the helpful advice. I currently don't have the capital to do commercial real estate deals but I have the time to control and manage the deals to completion and I am gaining the knowledge to understand apartment building deals in and out. Are there any good reads you could recommend? I am currently reading Multi Family Millions by David Lindahl.

Looking to get into apartment buildings and going to start by analyzing deals. I want to know if anyone knows how to put together a sample deal package to present to investors to raise the money? Also are there any Commercial Investors in the Atlanta area I can connect with?
