Having Trouble Selling Land

I have a piece of vacant land that I am having trouble selling. I have tried everything. I have posted multiple websites, Reduced The Price, sent mail to neighbors, and I can not get the property sold.  I have had the lot for a almost two years and I renew my postings weekly. If anybody has an advice or tips, it would be appreciated.  Thanks.

Land sales is where I cut my teeth many moons ago.. to sell land its all about terms... easy down easy payments no qualifying .. just look at the land geek guys on this site.. they sell worthless desert junk and sell it because they offer easy easy terms.. plain and simple..
