Looking for a direct mail listing

Hello, 

I was wondering what kind of list I should go with? Divorce, probate or anything else that you can think off.

I am from Seattle WA,

I have been looking through King county records and to be honest, I am not sure what I am looking at. 

Anything tips on generating new leads will help! I am looking to buy and sell the property.
