Hello,

I sent out a bunch of yellow letter and I recently got a lot back due to it saying "Not deliverable as addressed" "Unable to forward"

What else can I do to find the owner? When I check the county site it shows the the same address I have on my postcards

Hello, Everybody!

I am currently in a middle of a flip in Central Tacoma, Washington.

The house is almost finished, but it was stopped due to not having an electrical permit. Wasn't aware that I needed one. All We did was added a switch to the basement.

Had an electrician come out to the house and look at the electricals, he recommended doing a MEG test, but the city of Tacoma does not allow it. The inspector is asking me to remove the dry wall, so the new wires can be exposed. Is there anything I can do?

Also, he would like me to get the building inspector out because the ceiling of the basement is too low. The ceiling was already that height when I purchase the home, I did add carpet and drywall around the area. Not sure what my next step should be. Any suggestion would be helpful.

Hello BiggerPockets.

I am in a process of doing my first Subject To deal.

I understand you need a deed of trust and a promissory note to put a lien on the property, but not to sure if that will help. My concern is that since the seller is still on the mortgage and title, at closing the seller will sign and the money will be transfer into the sellers account. Is there a way to make sure that the seller will pay off the loan with the money and write me a check for the rest? I do not want the seller to say no and keep all the profit after paying off the loan.

I have been looking through King county records and to be honest, I am not sure what I am looking at. 

Anything tips on generating new leads will help! I am looking to buy and sell the property.

I am starting a rehab pretty soon and was wondering if anyone has a scope of work template I can use. I am planning to give it to my contractor to follow. Something that includes bathroom remodesl, Kitchen, Flooring, painting etc

Hello BiggerPockets,

I am starting my first rehab project very soon. I have an inspector coming out to the property at 10am and then I have 3 contractors coming out 30 mins after that. Is that consider rude? 

I am been so focus on how to get the deal, and now that I have a deal I am not sure how to start my rehab. Should I let my contractor plan the steps to take or should I let me him know how I want it to go? I was thinking tackling the big things first like plumbing, electrical and Hvac. Then move on to Windows and door. Then bathrooms. Then interior painting and last the floors. And exterior last.

Do you have any tips on how I can communicate with my contractors so I don't get screwed over?

I Recently got my real estate license and was wondering what is the benefit of having a license and trying to invest. Other than the typical MLS access and saving on commissions when you sell your own property.Also, how can I utilize both interests?
