Tax Delinquent PROFESSIONALS!
Hello Bigger Pockets!
I have two question for those who's mailed to Tax delinquents as well as able to grab that specific list.
I was able to retrieve the list a couple months ago from the county, and it was a total mess I guess they wanted to be really specific of what I wanted since they have millions of records. Looking through THOUSANDS, of properties/addresses I began to notice that 30% of the properties were roads. Like literally just property owned roads and some land. So now, I'm trying to retrieve a new list again and make sure to get the right list.
So my questions is.. What is the criteria needed to have a successful Tax Delinquent list? This is what I am brain storming currently.
- Specifically Single Family Homes.
- Perhaps a 1-4 beds / 1-3 baths.
- Properties 1985 or 80's OLDER.
- Homeowners who have been behind for more than two years(?), around $2,000 or more. I live in CA and taxes are ridiculous, so I'm not sure what's the golden number here in this area. (Not sure about this, I may have heard on one of the podcasts.) When I inquired about the list the first time they mentioned a time frame to be able to assist be better for ex. "11/01/2014 - ending 12/31/2015"
- Unincorporated properties
- Absentee Owned?
- Trustees ok..
Second question is....... What message would be preferred and best to send out to these property owners?

Personally I think it might be wise to keep some of the vacant property and commercial properties on your list if you plan to wholesale. You may come across a nice piece of land that may be ripe to be developed and if you have a good buyers list you may have a killer deal.
