Tips on calling property owners with vacant properties

Hello BP,

With the help of my partner, I have access to a list of property owners with vacantly property in the Bay Area. Tomorrow we will begin to cold call these property owners and ask them if they are interested in selling their properties. Have anyone have tips, advice and pointers on cold calling property owners? What are some things I should prepare for, should bring to the table and things that I should not say? Thank you BP!
