How do I find motivated sellers other than bandit signs?
Also, how do find owners of abandoned homes? And if I find them and send a direct-mail to them and they never call back or respond, what should be my next step?

These are signs that the home maybe neglected or vacant. Try leaving some letters & business cards at the property. If you don't get a response. Look up the owners name on the property deed and hire a skip tracer. Trace the owner and make a cash offer. Its alot of work. But may have potential for alot of profit.
