Status Update......

Philly Managed started out Good. 

BUT....times have changed.

Get out of Philly Managed if you are currently using them. 

That's all I can say.

@Jak Dadi, So I wound up going with Philly Managed. And I have been using them since September 2016. I used there Realtor to list the property for rental & screen the tenants. They found me a quality tenant. And the Property Management service has been good. I used there maintenance team to replace a kitchen sink and change out my HVAC/Furnace filter. Overall, I would recommend them. My PM is named Cathy Sells. They just changed the website over from www.phillymanaged.com to new site = http://yourtcre.com/philly-managed/

Yeah. I'm also looking for the same thing. If anyone has used a good service, that is not like $300/MTH & requires a 1 year commitment.

Don't know if this idea would be exactly what your looking for. But I've heard a suggestion from my friend that uses this service = http://www.patlive.com/

She basically writes up a word doc script and provides it to the company. So when motivated sellers call in, they can read off your script and help filter your leads. It looks to be affordable and they can email you the entire conversation that they had with the caller.

Few tips I would suggest,

join up with a local REIA meetup group.

Also, I would get some Real Estate education under your belt. I went to get my Realtor license so that I could get some fundamentals on how real estate transactions work. And now the bonus is that I also have access to the MLS to run comps.

Also, print out some business cards and go to networking events. Network like crazy! And find some mentors to guide you.

Every market you look at, has the potential for a deal. It just depends on WHICH market you are trying to play. 

Example = Jersey City is better for Buy & Hold. And investing in multi-family units.

But then markets like Westfield, NJ or Garwood, NJ are better for Single Family Home - Fix N Flip.

Also, you can go "Driving for Dollars" take a look at homes in the area that are run down, or have blue tarps hanging from the roof or the grass on the front lawn is starting to look like a jungle. These are signs that the home maybe neglected or vacant. Try leaving some letters & business cards at the property. If you don't get a response. Look up the owners name on the property deed and hire a skip tracer. Trace the owner and make a cash offer. Its alot of work. But may have potential for alot of profit.
