Direct Mail list, What to do with it???!!!

Ok, so i have a list, now what to do with it? I spent time and money to focus on one area, one type of SFR and equity and age. I have about 18,000 addresses, a little over whelming but what should I do? I've heard post cards, post cards, letters and a corporate letter, to do this rotation in 2 month cycles. I'm ready to invest in this. Any suggestions on the postcard types, Letters types?? I'm no hand writing 18000 letters obviously. A corporate mail out? what should this look like? any one have a company that they have used with great success?? Examples of post cards and other mail outs? Yes i'm new to this but ready to bull dog this thing. I hear all the successful guys saying to focus on one thing and this is the easiest for me to focus on at this time. Thank you!!

Super impressed. Congrats on building a monster quality list. If you're looking to outsource the content, style, and rotation (which I would HIGHLY recommend with a list that size) I would reach out to @Jerry Puckett on here. Let him know the volume you're doing and he'll give you a break on cost. I used him for years before I took everything in house. I'm not a huge fan of postcards personally.

@Robert Youngquist Wow, that is a huge list.  Have you niched that list down so you are mailing to the neighborhoods that you want and also removing homes on busy roads, near train tracks, etc?  I generally scrub all of my lists so I know each house is exactly what I want to buy.  This way, I'm not wasting money on marketing.

With regards to mail pieces, I've found that creative mailers yield the best results.  They get you to stand out from your competition and they get your prospect to remember you (<--this is huge).  As for a mailing campaign.  You should account for about 6 months worth of mailers in your budget.  Direct mail takes time to build momentum so you want to make sure you have allocated the appropriate funds to do so.

I used Click2Mail personally. Pretty simple process, with lots of styles and templates to choose from. Don't overthink it; keep it simple and go for it. Most importantly, remember to be consistent. If you mail out 18,000 pieces once a month for 6 months, I'd be stunned if you didn't land multiple deals. Just don't get frustrated if the first mailing doesn't get it done. Repetition is key.

I'm curious if you ended up mailing to that list?  If so, have you landed some deals?

WOW! That is a huge list. 

So, for post cards, it will be about $10,800 it's 60 cents a postcard including 35 cents for postage. You diffidently want to send them in small increments. 

In my opinion, a combination of post cards and letters would a good idea.
