Driving For Dollars - Contacting Targets

I am looking to do my first round of mailers for my driving for dollars list I put together.  I am pulling house info from my local appraiser's office.  But I have a few questions for the BP community to weigh in on.  There are so many here who have a great deal of experience with direct mail lists and d4d.

1)  Many of the homes list the current resident as the primary contact.  Should I do another layer of searching?  I am thinking I may offend someone by saying, "Do you want to sell your property" when they currently live there.  It just isn't very pretty...  Or does that just come with the territory.

2)  Some of the homes are owned by banks.  What is the best way to contact them?  Phone call?  Same mailer as everyone else?

3)  A few of the homes belong to a trust.  I have a mailing address for the trust.  Should I customize each message for the audience I am sending it to?
